承租房屋時,租房者對于房東的個人情況要驗查仔細。如果是房東本人出面簽約時,*查看其房產證與身份證;如果是幫助朋友出租房屋,那么一定要有出租委托書、朋友的房產證、身份證或復印件;如果房產證沒有辦下來則一定要其出具購房合同以證明其身份。此外,對于租房時可能遇到的“二房東”問題,租房者應驗明該“二房東”在其租賃期間是否有權利將此房屋轉租并讓其出示租賃合同以及提供該房屋的相關產權證明,以免引起法律糾紛。
